We target industrial, office, and retail assets under $20 million in the midwestern and western states of the United States.
1. Accredited investor. Ascent’s funds are available to accredited investors. Per the SEC definition, an accredited investor:
- Has earned income that exceeded $200,000 (or $300,000 together with a spouse/spousal equivalent) in each of the prior two years, and reasonably expects the same for the current year, OR
- Has a net worth over $1 million, either alone or together with a spouse/spousal equivalent (excluding the value of the person’s primary residence), OR
- Holds in good standing a Series 7, 65, or 82 license.
2. Minimum investment. Ascent’s minimum investment is $50,000, with a deposit of 10% upfront and remainder due upon execution of a capital call.
The targeted term of an Ascent Fund is five years with one additional five-year extension option.
Using a proprietary investment strategy, Ascent’s Funds target a 6-8% annual preferred return to limited partner investors plus a pro-rated split of 70-75% of fund proceeds paid to limited partner investors.
